How long will the building take to build?

It is proposed to submit a planning application in Autumn 2025.  All going well, we expect to be operational by Q1 2027. 

Will the building be ‘green’? Will there be any on-site renewable energy generation; will the development be carbon neutral; will the building be energy efficient?

The STOREX Self Storage proposal emphasizes sustainability to distinguish it from competitors, aiming for a BREEAM Excellent rating. The building design includes flexibility for future repurposing, with adaptable floor plates for office or residential use and a facade that allows additional glazing if needed.

A biodiverse roof with photovoltaic panels (PVs) will support local ecosystems and generate energy for the building, targeting zero-carbon operation. The roof will house bee and insect hotels to support pollinators, natural pest control, and ecological balance. It also raises awareness of biodiversity and climate resilience.

The scheme aims for a 0.24 Urban Greening Factor (UGF).  Further greening along Lawrence Road will be provided, with planters stepping down to work with the typography of the site. 

How much disruption will there be during construction?

A construction management plan will be implemented to minimise disruption during the construction phase. This would be a condition of any permission received and would be formulated in close liaison with LB Haringey’s Transport team. 

What will be the working hours of construction workers?

The London Borough of Haringey will limit construction hours as follows: 

- 8am to 6pm Monday to Friday 

- 8am to 1pm Saturdays 

Exceptional permission may be granted for urgent works or special phases
