What are the key elements of your proposed development?
Our proposals are to redevelop the land at 38-40 Lawrence Road, South Tottenham for the “Alterations and extension to the existing building to provide a new self-storage facility (Use Class B8), new flexible workspace / incubator units (Use Class E(g)(iii), Use Class E(c)(iii) and Use Class E(g)(ii)), and other works ancillary to the development.”.
This mixed-use development will include 4,439sqm of self-storage and 548sqm of flexible workspace also known as “Fab-Labs” operated by STOREX Self Storage.
Who are EQT Real Estate and STOREX Self Storage?
STOREX Self Storage has been established by EQT Real Estate to create a series of self-storage facilities across London and key commuter towns in the UK. Is 38-40 Lawrence Road currently occupied?
Until recently, the site was used by a large scale industrial Dry Cleaning Service Provider and designated as Use Class E (Light Industrial use). As the site is currently unoccupied there are no existing tenants or occupiers there.
What are Fab-Labs?
The Fab-Labs will be managed from the STOREX shop but will operate independent of the self-storage. The workplace units are provided to support start-up businesses. They are functional, robust spaces, sized to accommodate light-industrial type companies and creative industries. Operating as flexible workspace for small to medium enterprises. The workshops will benefit directly from the self-storage space, providing flexible low-cost storage units to support their work and potential to grow from the same space
